Addendum

The Prospective Lessee(s) must provide the Lessor within 5
days following an accepted promise to lease, the following
documents:

* Completed Credit/Background Report performed by company
OLIGNY & THIBODEAU at Lessee's expense;
* 2 References (previous landlord, employer or bank);
* Proof of Employment

All documentation provided must be to the Lessor's entire
satisfaction. Should the Lessor not be satisfied upon
examining and verifying the documents for any reason, or
should the Lessor fail to receive them within the specified
time period and wish to make this promise to lease null and
void, the Lessor shall notify the Prospective Lessee(s) in
writing within four (4) days following the expiry of the
above mentioned time period.

TERMS:
- The Lessee(s) must provide the Lessor with Proof of
Insurance (Liability and Content with a minimum coverage of
2 million ($2,000,000.00), PRIOR to occupancy and for each
subsequent rental year; maintaining it throughout the
duration of the lease; Occupation and keys shall be
obtained only after the signing of a lease;

- The LESSEE agrees to comply with all rules set forth in
the Declaration of Co-Ownership, a copy of which has been
provided. By signing this Annex, the LESSEE acknowledges
having received a copy of the Declaration of Co-Ownership
and confirms understanding of the rules and regulations it
contains. If the LESSEE fails to adhere to any of these
rules, they will be solely responsible for any resulting
liabilities, fines, or associated costs.

- The lessee shall pay, if applicable, the moving (in/out)
damage fees to the building management;
- No Pets;
- No Smoking, including Tobacco, Vaping and Cannabis; No
Illegal Drugs;
- It is STRICTLY FORBIDDEN to grow any amount of Cannabis;
- No Painting; No Wallpapering of walls without the
Lessor's prior written agreement;
- No Sublets, No Airbnb (or similar service); short or
long-term;
- Lessee(s) will return the property in the same level of
cleanliness (other than normal wear and tear) as when first
rented;
- All included appliances shall be in working condition
before occupancy and must be returned in the same condition
at the end of the lease, except for normal wear and tear;
- If the lease is not renewed at the end of the term, the
tenant MUST honor ALL visit requests for all new potential
tenants, for which 48 hours notice will be given;
- The Lessee(s) agrees to permit the Lessor access to the
property for any repairs and/or maintenance as required; w/
minimally 24 hours advanced notice.
